New Airbnb Letting Rules

New short term letting laws came into effect on 1st July 2019.

These new laws will only apply in areas designated as “rent pressure zones” under the Residential Tenancies Act 2004. A full list of rent pressure zones is available here.

 

These new laws form many restrictions and limit what and how a non principal private residence can be used in a rent pressure zone. If the property is in a rent pressure zone, you will require “change of use” planning permission if you wish to let it for short-term letting. It is worth noting that it is highly unlikely that the relevant local authority will grant permission. Full details of the new laws are available here.
